mother's dependent visa

I am a British citizen living with my family.I want to call my mother to live with us because no one is there for her look after as I am her only son. but she is getting pension from British rail. as my father was a British citizen she lived with him in UK for 4 years from 1968 to 1972 as well . so she is not financially depend upon me but she is living in a house which is on my name in India and getting rent from that property. how can i apply for her visa?
